Today’s post is a bit … hmmm … different … part ordinary bizarre, part extraordinary bizarre…

Hello Everyone,
I just spoke with [City Commissioner] Sam Kaufman. The $15,000 that was going to be paid to have inspections done at Peary Court is NOT going to happen. The official excuse is that the company that was awarded the contract didn’t want to pay for workers’ compensation insurance, but the city wouldn’t give them a pass. With them being required to pay for insurance, the company decided there wasn’t enough profit in it for them to go forward, and that was the end of it. The city isn’t going to go for another inspector so that is probably $15,000 saved that would have otherwise been spent on the Peary Court boondoggle.

The loan that is being considered by Centennial Bank does not fit the referendum at all:
Centennial wants the right to grab any city asset to get their “maybe” $45,000,000 loan paid. That ain’t rents derived from the property. That’s workforce tax money grabbed from workforce taxpayers. The proponents of this Fairy Tale Court have NO bank willing to loan them a dime based solely on rents. They don’t even want to do it and get Fairy Tale Court back. Fact is it isn’t worth $45,000,000.
What the city is trying to do is get $45,000,000 loaned to them for the future “income”, not for the property itself. What kind of bank loan is going to say the city deposits all the rent into the loan payment account, and if it’s over they can apply the overage to the next month? If rents are under the necessary monthly amount, the property isn’t being borrowed on. The bank would have no assets backing up this “future rent loan”. That’s a damn joke. Why Centennial even bothered to say they might if the city backs up the $45,000,000 with all assets needed to recover the loan is uncertain. I think it’s because they value the property like the current owners, as a tear down $35,000,000 property. One they may get $25,000,000 on foreclosure.
The way that’s worded, the citizen’s approval for the purchase of Fairy Tale Court doesn’t approve the assets being proffered to guarantee the loan. Somebody flunked math class. Probably didn’t do too well in economics either. No way they went to regular school, the way this all pans out, they all were probably on the short bus to “Special” Ed…
I want to ask a real question, especially to the only one of this bunch that to me appears to be sane. Sam, can you get Weekly to do a drive by of Duck Avenue. Have him look through the fence (like he did Fairy Tale Court) at those wide open spaces between that old Navy housing? Think $45,000,000 could build probably 1,000 affordable apartments in there? I do. I think you could do it for far less. KW will need some serious ROGO’s for that…
But, that Duck Av. “pie in the sky” housing, nor that rich folks only ($85,000/year+ income) Fairy Tale Court is going to fly. No private banker that reads this here message will ever loan the city money to allow the city to get into competition with private enterprise (builders, landlords, etc.). I ask you Mr. Banker, how would you feel about the City of Key West opening a “workforce bank” next to yours? How about they do it with no fees, no interest charges, everyone is already approved loans? Would you like to see all your clients withdraw all their money and move that and their loans over to the KW Workforce Bank? Maybe it’ll be like the bank inside Winn Dixie, they put the city “workforce bank” inside the “workforce grocery store” over by Fausto’s. You know, the one down the street on Fleming close to Bank of America, Keys Federal, Capital Bank, Centennial, and First State. How fast can you see Gwen Filosa reporting on the front page “Banks Sue City of Key West”?
Sam, let the Weekly’s and Cates and Mongo’s do that Peary Court thing. They’ll probably rewrite that referendum and they’ll put up the $18,500,000 city hall, the $8,500,000 DOT, and Peary Court itself. When they do change that referendum to allow a bank to even think about it, no voter will want it. Banks will probably only loan what it’s worth minus tear down costs, say $30,000,000. But if those clowns pull it all off, I think you should just resign and represent the builders and landlords in a suit against KW. Then you can win a boatload of workforce tax money and get your own workforce housing out on Shark Key.
